Spotless, hip location
Room very small (which is what we booked so no complaints really, just didn't like it!) thought having the signs explaining everything was a bit overdone. All the rules!
This is a great find, in a perfect location for touring DC. Jonathan, the owner, was very kind and helpful- willing to help out any way possible. Breakfast was great, with eggs cooked to order. Room was clean and well-furnished. A great value! Will definitely stay again.
This was a wonderful old building with modern conveniences. The staff couldn't have been nicer or more helpful. Breakfasts were wonderful and conversations with other guests fun and informative. We were close to lots of restaurants and a bus stop and a short distance from the metro.
Jonathan the innkeeper was helpful, friendly and a good cook! The house itself is very quaint, comfortable and furnished true to the age of the guest house.
Very personalised, high-level and friendly service, nice rooms in characterful old building.
The breakfast is served on a communal table, which is a pro if you want to socialise, but if you just want to have a quick bite it can feel a bit as if you 'have to' be social.
The staff was down to earth, very friendly and helpful. Most important for me also was that the room was clean, the bathroom is new and very clean. The location is a few minutes walk from DuPont circle. They had Aljazeera, France 24 and other international news channels which was an added bonus I didn't expect.
Since it's an old house, the floors were a bit squeaky.
This is a lovely historic building with a wonderful staff and pretty rooms. Down bedding, antique furniture, Oriental rugs and intricate hand- carved woodwork throughout make it so cozy, and the super-high ceilings make the rooms feel spacious and generous. The breakfast includes made- from scratch pastries by the French chef, who cooks your eggs to order. On the day we left, they packed us a special picnic for the road because we were leaving too early for the dining room. Free cookies, coffee, tea and hot chocolate anytime of day, and also many good snacks for sale at a bargain. It is right at the top of the Dupont Circle neighborhood, just a five minute walk from anything you might want. We loved it.
The American Guest House was beautiful! The Inn Keepers were fantastic....very warm and welcoming. The breakfast was awesome every morning, with homemade breads everyday. The room was nicely appointed, comfortable and inviting. I highly recommend this Inn. The location was fatastic also!
Both innkeepers, Jonathan and Joseph were helpful, friendly and undoubtedly wanted to enhance our stay. Breakfast was a treat instead of the usual breakfast fare Jonathan went out of his way to deliver something tasty. I particularly appreciated Joseph's brown bag breakfast. I enjoyed the "communal" breakfast setting and the guests were communicative and friendly - instead of a sterile hotel environment.

The nice small hotel with home atmosphere. Good location not far from the center and the Dumbarton Oaks park.
Tv didn't work during my stay.
The room was nice and clean with free wireless internet and the staff was friendly. The location is also very good, with a bus stop a few steps away and a metro station a few minutes walk away.
People were friendly and breakfast was good. They were willing to facilitate holding luggage and getting cab information.
No decaf tea options for self serve; no free snacks. Could have something in the room if concerned about guests taking too much. A small bottle of water was $2, which seemed really high for your 'home' source.
